Dallas Kitchen & Bath Remodeling

In Dallas, nonstructural interior remodeling, like paint, flooring, cabinets, and countertops, usually doesn't need a permit. You do need one to move plumbing or a drain, replace a water heater, add electrical circuits, or change a load-bearing wall. Permit fees are set by the City of Dallas, and when you remodel with Rexuvo, we pull the permits and include the fees in your quote.

The short answer: cosmetic work vs. permitted work

Here's the simple way to think about it. If you're refreshing what's already there, you usually don't need a permit. If you're moving, adding, or changing what's behind the walls, you usually do.

Remodel work that usually needs no permit in Dallas

The City of Dallas lists nonstructural interior remodeling of a single-family or two-family home that doesn't add floor area or change exterior doors or windows as work that doesn't need a permit. Fixing a leak in a pipe, drain, or fixture doesn't need one either, as long as no valves, pipes, or fixtures are replaced or rearranged.

In practice, that often covers a lot of the fun stuff, like paint, tile, flooring, and new cabinets and countertops. We'll confirm what applies to your project during the estimate.

Work that needs a permit

Plan on a likely permit when the job moves a sink, toilet, or drain, replaces a water heater, adds new electrical circuits, runs or changes a gas line, or opens up or removes a load-bearing wall. Those are the parts that the city wants to inspect, and honestly, they're the parts you'd want a second set of eyes on anyway.

Kitchen remodel permits in Dallas

New cabinets, counters, backsplash, and flooring are finish work. The permit questions start when the layout changes.

Moving the sink, dishwasher line, or gas range

Moving the sink, adding a new dishwasher line, or doing gas line work for a range typically means a permit, since it changes plumbing or gas service.

Islands with plumbing or power

A simple island is just cabinetry. Once you add a prep sink or new wiring, it typically needs a permit.

Removing or opening up a wall

Taking out or changing a load-bearing wall is structural work, so it needs a permit.

Bathroom remodel permits in Dallas

A lot of bathroom updates are easier than people expect, permit-wise.

Same-spot toilet, sink, and tub swaps

Swapping a toilet, sink, tub, or faucet for a new one in the same spot is often simple, but rules depend on the details. We'll check it for you as part of your estimate.

Tub-to-shower conversions and moved drains

Turning a tub into a walk-in shower is one of our favorite projects. If the drain moves, or you add or move a fixture, plan on a plumbing permit.

Water heaters and exhaust fans

A water heater replacement typically needs a plumbing permit. We'll let you know what your project needs.

What does a Dallas remodel permit cost?

Permit fees are set by the City of Dallas, and they depend on what your project includes, like whether plumbing, electrical, or mechanical work is involved. The city shows the exact amount when the permit is issued.

Here's the easy part: when you remodel with Rexuvo, the permit fees are included in your quote. You won't see them pop up as a surprise later.

How the permit process works

Most Dallas permits are issued at the Building Inspection Permit Center at the Oak Cliff Municipal Center, 320 E. Jefferson Blvd. Once a permit is issued, the work gets inspected along the way. If your home is in a historic, conservation, or planned development district, there may be extra requirements, so it's worth checking early. We take care of all of this for our clients.

Who pulls the permit?

When you remodel with Rexuvo, we do. We pull the permits your project needs, schedule the inspections, and the permit fees are already included in your quote, so there are no surprise line items later.

If you'd rather do some of the work yourself, Dallas does allow it in some cases. A homeowner who lives in and has homesteaded the home can do their own plumbing and mechanical work, but it still needs a permit and inspection when the code requires one. Electrical work has to be done by a licensed electrician unless the homeowner shows the city's Chief Electrical Inspector they have the know-how to do it.
